What it is

New landlord and tenant cases filed in court. They are in the clerk's daily civil filing file.

Why it matters

A landlord who is filing evictions may be tired of the rental and ready to sell.

The fields you get

  • Case type
  • Case number
  • Case title
  • Filing date
  • Party type
  • Party name
  • Party address
  • Attorney

Files appeared daily, most with a time around 11 PM to midnight. Only about the last 30 days were in the folder.

Follow these 6 steps

  1. Open the daily filings folder

Go to https://publicrec.hillsclerk.com/Civil/dailyfilings/. This is a public folder from the Hillsborough clerk. It has one file for each day. No login.

  2. Download a file

Click a file name, such as CivilFiling_20261103.csv. The numbers at the end are the date (year, month, day). The file downloads to your computer.
Tip: Weekend files are very small. Weekday files have most of the new cases.
  3. Open it in Excel

Open the file in Excel or Google Sheets. Turn on filters on the first row. Important columns are CaseTypeDescription, CaseNumber, FilingDate, PartyType, the name columns and PartyAddress.
  4. Filter for evictions

In CaseTypeDescription, filter for text that contains Eviction.
  5. Keep the right party

In PartyType, Plaintiff is the landlord and Defendant is the tenant. For seller leads, keep the Plaintiff rows. Keep the Defendant row too if you need the rental address.
  6. Save your records

Copy the rows you want to your master sheet. Repeat for each day you need.

Watch out for these

  • Case types include LT Residential Eviction- Possession Only and LT Residential Eviction/Past Due Rent. Filter on the word Eviction so you get both.
  • Each case has many rows, one for each person. Do not count rows as cases.
  • Old files leave the folder. When we checked, the oldest file was about 30 days old.
